Karens Korner – Tis the Season for Selling!

While spring and summer are generally real estate’s hottest months, some sellers simply cannot wait until then. If you’re a home-owner who’s preparing for a winter sale, the good news is – that buyers are shopping year-round. But when the snow flies and temperatures drop, you may need to work a bit harder to entice them!

The other day I showed TWO homes – that when we drove up – the driveway was not shoveled….plus the pathways and stairs were icy and slippery…..NOT a good first impression!  Winter home staging truly starts at the curb…..

Buyers are already making a judgment call – as they pull up outside your house. In the winter though, exterior considerations for home staging are different. 

With snow and ice and earlier sunsets, your buyers’ safety needs to be considered:

  • Shovel the snow from your driveway, walkway and sidewalk
  • Salt and de-ice these walkways to prevent slips
  • Clear snow and ice from your porch and deck (backyard areas included)
  • Replace burnt out light bulbs and ensure walkways are brightly lit 
  • If HOME OWNER OCCUPIED – please leave outdoor lights on!

As buyers approach your front door, you want to ensure they’re greeted warmly. Seasonal potted plants at your entryway or a wintry wreath or festive greenery are always welcome.  When buyers enter – ensure the foyer is brightly lit if possible. A welcome mat for boots is not only welcoming – but can also protect your floors!!!! I have spent a lot of time mopping up snow and melted ice off floors when I leave! Not great when you step in this – with socks on! Natural light is ALWAYS the best light for showcasing your home. But daylight is in short supply right now! Turn on all available lights, ensuring burnt-out bulbs are replaced and using the same type of bulb throughout the house for consistency. *This is SO important. I tell clients ALL the time – that the lighting “tone” has to match throughout. I prefer a brighter white when selling!

Just because it’s cold outside – doesn’t mean you can’t add warmth indoors. Instead of decorating with your family’s holiday décor, consider adding wintry accessories. Add textured rugs, plush cushions and warm throws in your living spaces. You can also bring the outdoors in – by incorporating wooden elements and berries in your home staging décor. Easy to find at Winners or Bouclair or on-line!

Keep in mind – the golden rule of staging is LESS IS MORE!!!!!!!  

Even during the holidays – buyers want to be able to walk freely through the home – and envision their own life…and future memories…in the space!
