As a stager – I focus a TON of time/energy/focus on the interior of my clients homes. However – the OUTSIDE matters as well! My new listing was on the market before. It did NOT sell.
Check out the first photo……I think we can all understand why a potential buyer did not say – “I HAVE to live there!”.
A property’s curb appeal – is the very FIRST impression potential buyers will have, and it can make or break a sale. Potential buyers need to envision themselves living in the property. Exterior shots convey essential information about the neighborhood, surroundings, and the property’s relationship with its environment. Professional exterior shots can highlight the beauty of a well-maintained garden, a meticulously landscaped yard, a stunning façade – or an INCREDIBLE VIEW (see photo!) all of which can create a sense of desire and excitement in potential buyers!
An attractive exterior photo can make them eager to see more, setting a positive tone for the entire viewing experience. Real estate isn’t just about selling HOMES; it’s about selling LIFESTYLES. IN this case, the buyer NEVER got the chance to experience what it would FEEL like – and LOOK like – to LIVE in this amazing location! They likely saw that first photo and swiped LEFT (which is not the swipe you want!)
I use exterior photos to also showcase the neighborhood, nearby parks, schools, or recreational areas, as well as essential amenities such as shopping centers and public transportation. This contextual information helps buyers assess whether the property and the location – aligns with their lifestyle and needs, making it a more comprehensive decision-making tool.

For this home – we actually shot these on a Saturday night – with an amazing SW sunset timing – to maximize the CITY views!
I had my photographers utilize a DRONE as well to maximize the impact. I did in fact STAGE the exterior. Moved chairs, plants and CARS out of the shots!!!!!! Now a buyer can imagine siting on one of the multiple decks, enjoying the view…or having a hot tub in a private setting – mins to downtown Calgary!
*Fun fact – my client didn’t have time to move one last red corvette – so we digitally removed it!

Weather is unpredictable in Calgary – but you can schedule your photos to be taken on the perfect day/night/morning! I changed these photos THREE times – because the view and lighting WAS CRITICAL to creating a listing that captures the home properly and engages the right buyer!
When it comes to listing photos, a bad picture can tell a negative story and can hamper your ability to sell your house for the best price possible. In CREA’s most recent 2024 survey about mls.ca®, consumers said they want photos and LOTS of them – when they are searching for homes online.
GIVE them what they want…but make sure you give them GOOD ones!!!!!!!!
