Karen’s Korner – Why You Still Want to engage a REALTOR® – When Buying a New Build in Calgary & area!

So you’re thinking about buying a brand-new home? Shiny appliances, untouched floors, toilets that no one has ever used 😉

That “new house smell” – I get the appeal! With new home construction booming in Alberta (did you know housing starts were up almost 30% in 2025 compared to last year?!) – more buyers are looking at Showhomes and new communities…than ever before.

I helped FIRST TIME buyers this year, secure an awesome deal on a new home in Okotoks – after exhausting the search (we saw a lot of product!) for resale in their price point – with EVERYTHING they wanted!

Just this weekend, I attended a meeting with a client set to invest in a future building (Possession Dec 2026!) – after again, showing my client every available resale apartment/villa on the market. SOMETIMES new is just a BETTER fit for some clients! If willing to wait!!!!

But here’s the part many people don’t realize: when you walk into a Showhome, the friendly salesperson works for the builder – not for you.

That’s where I can help!  

Having your own REALTOR® advocate on your side makes a huge difference, and here’s why:

1. I represent your interests – not the builder’s

Builders’ reps are there to sell their product. I’m there to protect your budget, your needs & your timeline. My job is to ask the tough questions you may not even know to ask! I develop relationships with the builder representatives – that can BENEFIT my clients. Building a mutually respectful relationship!

2. I know the fine print

Builder contracts are often 20–40 pages long. They include deposit structures, completion dates, warranty terms & upgrade costs. I’ll make sure you understand every clause and spot red flags before you sign.

3. Negotiation still happens in new builds!

Yes, even with brand-new homes there’s room to talk about upgrades, landscaping, appliances or possession dates. I know where builders will (and won’t) budge – and I’ll help you get the best package possible. 

Did you know you CAN negotiate where the parking spot is in the parkade???!!!!  I have successfully helped MANY clients get what is consider to be the “best” spot. Most people just take what they are offered – and don’t think to ask! Also – I know what is important to buyers – when the home or unit – comes back on the market as resale product – so I can help save you money on upgrades – that won’t make a financial difference in the future!

4. Market perspective matters

Just because it’s new – doesn’t always mean it’s the best value. I’ll compare the new build to resale homes in the area – so you know if you’re truly making the best decision for now – and in the future.

5. Peace of mind

From walkthroughs to possession, I’ll be with you every step of the way. I’ve seen clients save thousands just by having an advocate catch things like missing landscaping, incomplete finishing or unclear warranty coverage before move-in day. *I am very particular and I LOVE green tape…haha – the builder may not like me as much on this day!

 Fun fact: Calgary’s new communities aren’t just houses – they’re built with schools, parks and pathways in mind right from the start. When you buy new, you’re also buying into the lifestyle of a growing community.

And here’s the best part: using me as your REALTOR® doesn’t cost you a cent more – my fee is already built into the sale price the builder has budgeted for.

Often they are already under contract, or sometimes the builder offers them a reduced fee to sell their homes as well … which when you are talking about $10,000 plus – its a NO BRAINER to use the builders agent! I always encourage my clients to do what is best for them! And as a BONUS, I go help them stage their homes – before they list with the builder agent!!!!!  

For me, this job is not about the short term gain – it’s about the long term relationship!
