I went to Home Depot yesterday to pick up a garage door opener for a possession next week – and as often happens when people find out what I do – the conversation shifted to the MARKET! This man was very concerned about selling his home in 2026. He said to me: “the news is so depressing“.
I asked him some basic questions. Turns out his home is a great product – located in a very desirable community – that I have just been showing homes in. I was able to assure him that he will be able to sell his home – when he wants – and even gave him a range of sale prices that he could count on! I also asked what his next steps were – and turns out he is downsizing to an apartment or townhouse. So again a positive story for his future (lots of good opportunities there!) I left and he thanked me over and over for giving him reassurance, regarding his greatest asset!
The whole interaction took 10 mins tops! NO this isn’t where I say I gave him my card and got a new client!!!!! Haha – would have been nice of course – but I am always happy to share my advice and experience with anyone. As I tell all NEW agents starting out…you have to be a REALTOR everywhere and every minute of the day! People LOVE talking about real estate!!!!
Why I’m Not Letting the Headlines Decide My View of Calgary’s Housing Market
If you ALSO listen to the news – you might ALSO think real estate everywhere is something to be afraid of! Pause and breathe….that news “story” does not always apply here. Calgary has always moved to its own rhythm – and heading into 2026 that feels more true than ever!
Most real estate headlines are written for cities that look nothing like ours! Calgary is still a place where people move for opportunity and space and lifestyle and community. Our market is driven by real life decisions…families growing…kids starting or ending school…people choosing balance over congestion….whatever the reason – we ARE attractive!
Calgary Is Quietly Doing Big Things
While the headlines focus elsewhere – Calgary keeps building a strong future. And that’s exciting!
📚 Education and Growth
Schools are being planned and modernized to support growing communities and evolving family needs! The Calgary Board of Education’s 2026–2029 capital plan is prioritizing new school builds and upgrades where families are growing fastest! And the University of Calgary is expanding its downtown campus, bringing students energy and innovation right into the heart of the city! That’s a beautiful thing for neighbourhoods and for long-term vibrancy!
🏙️ Major City Projects
Calgary’s momentum shows up in big infrastructure too! The Green Line LRT continues to move forward — a transformative transit project that will connect neighbourhoods, support smart growth and make everyday life easier!
The expanded BMO Centre now positions Calgary as a global convention destination and Scotia Place, the soon-to-be hub for entertainment and community gatherings, speaks to the confidence the city has in its future!
🎉 Events That Bring Us Together
Calgary’s event calendar is full and lively! From cultural festivals to national sport championships like the 2026 U Sports Men’s Basketball Final 8 to long-standing favourites like winter celebrations and summer fairs/music festivals – and of COURSE The 2026 Calgary Stampede — the city’s heart beats strong and enthusiastic! These events draw visitors, spotlight our city, and create moments that matter for residents as well. I always tell newcomers – be prepared to get a LOT of company conveniently requested during July…the Stampede is a BIG draw!
💼 Economic Strength and Investment
Calgary’s economic foundation is broadening! The city leads in goods-producing sectors with continued employment strength! It’s becoming an aviation hub with world-class training facilities! And programs that invest in youth and emerging tech (like AI and quantum skill development initiatives) are helping to attract talent and opportunity.
Fun fact: Calgary consistently ranks as one of the most livable cities in the world — known for affordability, growth and quality of life … that’s RARE in other major urban centres!
What the Noise Misses
Markets don’t shift because of negative headlines! They shift when fundamentals change.
Right now Calgary’s fundamentals remain STRONG:
✔ Demand continues to come from real people
✔ Supply is measured and neighbourhood-specific
✔ Rental demand remains solid
✔ Ownership remains attainable compared with other major cities
And that combination matters more than any headline!
Thinking Local Always Wins
Real estate is personal.
Streets matter.
Schools matter.
Community matters.
People matter.
Final Thought
Calgary doesn’t shout about its growth…it simply keeps showing up and doing the work! We are a humble town…..
