Karen’s Korner – Back to School & the Effect on Real Estate

“It’s the most wonderful time of the year…..”  

Haha – we have all heard that commercial – as it relates to kids going back to school!  I truly LOVE everything about this time of year…the school supply shopping, the new backpacks, picking first day outfits, photos on the front lawn ……so exciting.  The promise of a new beginning….the fall season crunch of leaves – as kids walk to school…..my kids are 21 and 25 now – but I MISS IT ALL!

But you may be wondering….does “back to school” – impact Real Estate? 

Some are likely wondering if they have missed the “Spring/Summer Rush” to sell their home.  A lot of people are asking if now is a “bad time” to put their home up for sale. Spring and summer timing – meant that properties had more curb appeal – with the long bright sunny days, green grass and blooming flowers. 

I am here to assure you – that in TODAY”S market – there is NO such thing as a BAD time to sell!

Summer is almost over, but according to expert forecasts – the Calgary and area real estate market could stay hot for months/years. 

In the old days (pre-Covid) we would see a lull in the market around this time of year. Historically, families loved to move in Spring/Summertime because of the school year calendar…but the lifestyle of today’s buyers has changed. Job transfers and COVID-driven relocation have changed the way and the reasons why people move. 

There’s no longer a pattern or typical time of year. If a home is priced right, we are seeing properties move within 1 – 30 days, whether children are going back to school or not.

FUN FACT – Zillow reports that more than half of homebuyers aren’t married and are not on a school timeline.  As millennials have entered the housing market, this trend is expected to continue.  So “back to school” has even less impact!!!!!

Despite the hustle and bustle of getting the kids back in school, the market is hotter than ever, inventory is still low, and demand is there.  All in all, don’t let the first day of school jitters keep you from entering the market.  If you’re considering selling your home, get in touch with me and let’s chat!
